Repair or replace? A quick guide

An honest rule of thumb. We’ll confirm on site and never push a replacement you don’t need.

Usually worth repairing

  • The unit is under about 8 years old
  • No hot water, but the tank isn’t leaking
  • A faulty element, thermostat, thermocouple or gas valve
  • A leaking valve or fitting, not the tank itself
  • Pilot light problems

Usually time to replace

  • The tank is 10–12 years old or more
  • Water is leaking from the tank body
  • Rusty water from the hot side only
  • Repairs keep adding up
  • Not enough hot water for your household anymore

Not sure? Call and describe what you’re seeing. Most of the time we can tell you which way it’s leaning before we arrive.

Water heater questions we hear every day

How much does it cost to replace a water heater?

It depends on tank size, gas or electric, tankless, venting and permit requirements. We look at your setup and give you a written, upfront price before any work starts. Estimates for replacements are free.

Can you replace my water heater the same day?

In most cases, yes. Call early in the day and we can usually have a standard gas or electric tank replaced and your hot water back the same day.

Should I get a tank or tankless water heater?

Tank heaters cost less upfront and suit most homes. Tankless units cost more to install but give endless hot water, take less space and typically last longer. We’ll compare both for your home and budget.

Do I need a permit to replace a water heater?

In Prince George’s and Montgomery counties, water heater replacements typically require a plumbing (and for gas units, gas-fitting) permit through WSSC Water. We pull the permit and schedule the inspection for you.

How long do water heaters last?

Tank water heaters typically last 8 to 12 years. Tankless units often last 20 years with regular descaling. If yours is over 10 years old, plan for a replacement before it leaks.

What should I do if my water heater is leaking?

Turn off the cold-water supply valve on top of the heater, then switch off the power (electric) or set the gas valve to “pilot” or off. Then call us at (301) 792-8638, day or night.

Do you offer emergency water heater repair?

Yes. We offer 24/7 emergency service across Maryland, Washington, DC and Northern Virginia, including nights, weekends and holidays.
